Pets in Rentals: What Tasmania’s New Laws Mean for You

Big news for renters and landlords across Tasmania

From 20 March 2026, renting with pets in Tasmania will look very different — and for many, much fairer.

The Residential Tenancy Amendment (Pets) Act 2025 introduces a clear, structured process that gives tenants the right to request a pet in their rental home. For the first time, renters won’t have to choose between a secure place to live and a beloved companion.

At Peterswald, we see homes as more than walls and roofs — they’re where life happens. And for many Tasmanians, that includes pets.

What’s Changing?

From 20 March 2026:

  • Tenants must submit a formal pet request before bringing a pet into the property.
  • Blanket “no pets” clauses will no longer be valid.
  • Landlords have 14 days to respond.
  • Refusals must be based on reasonable grounds — such as genuine concerns about damage, nuisance or safety.
  • If a landlord wishes to refuse, they must apply to the Tasmanian Civil and Administrative Tribunal (TASCAT) within 14 days to justify that decision.

Importantly, tenants remain responsible for any damage caused by their pets beyond reasonable wear and tear.

What This Means for Peterswald Clients

Whether you’re a landlord or tenant, preparation is key.

For tenants:

  • Ensure your request is formal and detailed.
  • Include pet information (type, breed, age, vaccination status).
  • Wait for written approval before bringing your pet into the property.

For property owners:

  • Review your tenancy agreements.
  • Understand the 14-day response window.
  • Seek guidance if unsure about reasonable grounds for refusal.
  • Our Property Management team is already preparing for these changes, with updated processes and guidance to ensure a smooth transition.
